Buying Real Estate on Kauai

house1 house2 house4 house5

Real Estate is an asset,
an investment, and on Kauai often a dream come true.

Kauai – the land of enchantment, dreams, history, and a way of life so relaxed and far from the mainstream, one can still feel the spirit of “Aloha.” A place you can call home whether it is your primary residence, second home, or just a place to escape for a few months or weeks for rejuvenation. Known for its beauty and being the most northern island, is separated from Oahu (105 miles), Kauai has been called the “Separate Kingdom.”

Kauai real estate has something for everyone from luxurious grand oceanfront estates to the small “grass shack” or cottages on the beach. If your dream is to find a working farm or ranch with small or large acreage, that too is found on the Garden Island. Much of the land on Kauai is zoned agricultural, so you can be self-sustainable or build green.

There are numerous subdivisions, towns, and resorts in developed areas to choose the perfect property. Princeville Resort, perched on Kauai’s North Shore is a mixture of single family homes, condominiums, timeshares, and the Princeville Hotel (in the process of a total remodel as St. Regis branding; this is a Starwood property) with golf (two top rated courses), tennis, hiking, beaches, and numerous water sports to enjoy. Many enjoy the natural beauty and quiet of the North Shore. Poipu/Koloa, located on the South Shore of Kauai is another popular resort area offering many new developments for both condominiums and single-family homes, along with well-established properties along the coast and inland. Poipu/Koloa has restaurants, shopping areas, and recreational facilities to enjoy. The East Side, also known as the “Royal Coconut Coast,” in the town of Kapaa one can find oceanfront condominium complexes that enjoy spectacular sunrises over the ocean and a close proximity to restaurants, boutique shops, art galleries, and parks. And just minutes from the coast one can find quaint subdivisions or acreage tucked behind Sleeping Giant Mountain. On the West Side, in the towns of Eleele, Hanapepe, Waimea and Kekaha one can find a laid back life style of the old plantation days on Kauai and enjoy sunny, dryer weather.

Each area is unique and a local professional Real Estate Agent can help you learn more about each area. They can also make you aware of ordinances that may affect where you might purchase a property especially if you want to vacation rent your property. Searching properties on the Internet provides a wealth of information but does not tell the whole story about a property.
